Happy Birthday to Luke Lucas my love and soul mate! I can say many things about how great this man is! In fact, I will, lol.  He is kind, strong, loves animals, has a wicked & warped sense of humor, hardworking, goofy, intelligent, a car guy (I love this about him), he is my safe place and my happy place all in one handsome package. Happy birthday babe, I LOVE YOU!

I believe in celebrating the people in your life that make it worth living. That is what September is all about for my husband. We go to the Wildlife Safari on Friday the 6th for a private Hippo Experience and a fundraising event for the new Painted Dogs exhibit coming soon. Have you been to the Wildlife Safari in Winston? If you have not and ever want to go, just let me know and I am happy to take you with my season passes. This place is definitely a happy place for me and Luke and we would happily share it.

Luke's actual birthday is September 17th and we will be celebrating it in South Carolina in Charleston with two of our friends. Charleston is a town full of history, beauty, and the oldest brewery! Stay tuned in October for some great pictures from all of this birthday fun.

Another great reason to celebrate is Halloween and the fun I have decorating for it. In last month’s newsletter I offered for the 1st time ever to select two yards to decorate. Congrats goes to Anthony & Kim Hammer and Jim & Holly Potter. I will be decorating their yards on October 1st!!! I will post pictures and videos in the October newsletter and on FB and Instagram. If you missed out this year be sure and watch for the chance next year.

Thank you to everyone who made it to my Birthday bash at the office and coffeeshop last Saturday.  I know many of you couldn't make it and reached out to me before or after and that absolutely made me feel special🧡. I had an absolute blast making goodie bags and gift baskets for people to win. I am already thinking of ideas for next year.

August 1st is basically the official decorating starting date for us enthusiasts! I may have already even started sneaking skeletons onto my front porch. I even ordered two new 12ft skellys!

This year I hope to see more of you who have bought homes decorate them for Halloween. Get your spooky on people! If you are not sure how, I am a phone call away! Happy Birthday Cambern Homes! 

July is my 8th year anniversary of being in business.  My birthday also just happens to be July 9th! I can think of no better way to celebrate than with friends and clients that have become friends.  You are all invited to pop by my office and the coffee shop on July 27th from 12-3 to celebrate with me. Last month I was delighted to host an agent appreciation event for my hardworking agents and my amazing transaction coordinator. Check out these pictures from that day. These ladies make it happen every day and they deserve a day of pampering and laughter. It felt so good to spoil them with gifts, yummy food, and some beautiful jewelry to show them they are appreciated.

Many people don't see behind the curtain of a realtor’s life. It is INSANE! The emotional roller coaster can leave us exhausted, and sometimes even a little sore. We experience everything each of our clients do during the surprises that come up. We interact with lenders, other agents, contractors, appraisers, and so many more people that are not as nice as they could be. We live and breathe your entire transaction because we want the BEST for you and we are fighting to protect you. I know many of you are in the customer service field and can relate.

Happy June! When I create this blog each month, I like to share things like what’s happening with me personally, what’s happening with the business and sometimes what’s going to happen. It really makes my day when you read it and reach out to me to share if you relate to something I have shared. I want to hear from you so don't be shy! I'm certainly not.

 

Dreams do come true! I drove one of my dream cars off the lot this last week and I was on Cloud 9! This orange beauty is a 45th anniversary edition 2024 Supra. You all know my love of Halloween and all that goes with it, so it shouldn't really surprise you that I had to buy it because it only comes in this color for the limited number (900). Meet Sally the Supra. She joins my other vehicles, Zero, Jack, Sporty Morty, and the Dirty Ratsun. Where are my other car people at? Reach out with any car shows or meets you like to attend so we can support each other.

Now that I have the new car payment I better get to work and help some people buy or sell homes. In May this hardworking Realtor landed her 3rd listing over a million dollars in 2024. I am sure a few of you just made a joke about it being a 1-bedroom fixer upper on a landfill at that price. I can't argue that real estate hasn't gone up in price - but I can enthusiastically share that my newest listing is worth every penny at $1,149,000. It has an indoor arena, people! Don't need an arena? That’s just fine because there is a shop too! Wait, that's not enough for you? How about 8 acres off of Scravel Hill with a remodeled single-level 4-bedroom 3-bath home? I know we just made it into June and June is great and all but I am EXCITED for what happens in July. My BIRTHDAY and CAMBERN HOMES’ BIRTHDAY are both in July. Happy Halfway to Halloween! I am starting to ramp up for Halloween 2024 and I would love to hear some opinions from all of you reading this. What theme should I do at the office/coffee shop this year? My heart is telling me BEETLEJUICE because the sequel is happening this year and who doesn't love Beetlejuice!? The other option I am thinking of is Old School Halloween in general like Frankenstein, Dracula, Ghosts, and Ghouls. No matter what I choose you know it will be out of this world and I expect you and your families to come by the office or my Albany home!

Everyone knows Halloween is important to me! Something else that is just as important to me is COMMUNITY! Supporting our local resources like Family Tree Relief Nursery is so important. Many people think this is for trees and it is not. Check out their website to learn more about this great community resource for families. 

Darkbloom Coffee Co. hosted a Bingo Night to support Family Tree Relief Nursery featuring lots of amazing prizes generously donated by local businesses!

April showers may bring May flowers but this weather isn't even for the birds! On my drive to Eugene this week I literally saw birds going backwards instead of forwards while trying to fly. Whoever saw that groundhog a few weeks ago, they need to get their eyes checked.

 

March was a blast for me!! I took self-care to the next level and took TWO small vacations in the same month. One was with my awesome husband to Vegas. Look below for an amazing photograph my husband took of the racetrack near our hotel. We didn't even know Nitro races were happening until we went outside of our room and could hear a crowd. This photo is taken from the parking garage top at the Elara that overlooks the racetrack. We had so much fun just hanging out looking down on the race and enjoying a beverage in our own little private showing area.

My 2nd vacation was with my BFF to Florida. Some antics for sure were had but I have been sworn not to share photo proof. Let's just say what happens in Florida stays in Florida. We learned all about Tree Top Islands and I was so surprised how many air plants are growing naturally there! Look at the size of the air plant in the picture below - it was even in bloom.

NAR Settlement Info

Enough sharing about what I have been up to. I want to briefly talk about changes in real estate policy and what it really means for you as a seller or a buyer. I will not go into a long-winded (we have lawyers for that lol) explanation. I just want to educate you and encourage anyone who wants to talk more about it to call me directly.

 

I know many of you may have seen or heard talk about the NAR Settlement, though if you haven't, that is ok too, as really it is mostly the media who is talking about it. I wanted to take a moment and share some context that is based on the point of the Settlement. This next part is copied from the NAR site directly. My goal for sharing this is the same goal I always have with all of you as your agent, and that is to have transparency in what I do for you and to educate others on how to do it with the highest level of skill they can.

NAR: Following recent inaccuracies in media coverage, including the false representation or suggestion that the National Association of REALTORS® (NAR) requires a standard 6% commission, NAR has issued the following statement (found at https://www.nar.realtor/newsroom/correcting-the-record-nar-does-not-set-commissions):

"CHICAGO (March 19, 2024) – The National Association of REALTORS® (NAR) does not set commissions – they are negotiable. The rule that has been the subject of litigation requires only that listing brokers communicate an offer of compensation. That offer can be any amount, including zero. And other rules throughout the MLS Handbook and NAR policy expressly prohibit MLSs, associations, and brokers from setting or suggesting any such amount that should be included in that field. Again, the current rule that has been the subject of litigation does not set commissions. (Emphasis mine.) As reflected in our release about the proposed settlement agreement, NAR has agreed to put in place a new MLS rule prohibiting offers of broker compensation on the MLS. Commissions remain negotiable, as they have been." (Emphasis mine.)

Below is a picture from one of my listings that shows the commission amount they are saying we will likely not be able to show on the MLS anymore (starting mid-year). 

The settlement is not court-approved yet and we do not have all the rules yet, so stay tuned.

My Monthly "How to buy a home class" continues on April 3. If you haven't been before, no worries! Each month I talk over the basics of the home buying process. The class is about an hour long unless we get to talking too much and that never happens.

April 3, our class will be at 10 am - 12 pm at Dark Bloom Coffee (237 S Main St. Lebanon, OR)

You are welcome and even encouraged to bring friends and family if you have already bought a home. Happy St. Patrick's Day! This year for St. Patrick’s Day I will be in Florida with my bestie Laura. I am lucky to have her in my life and she can't get rid of me now without feeling bad lol. We will be staying a week in Kissimmee, FL, and I am looking forward to exploring Florida and getting some sun. If anyone has suggestions of places to go I would love to hear them.

It's POP-BY time! That means you need to keep an eye out for a gift on your door during the months of March/April. Want a hint?  Here you go! "Are you feeling lucky?" or getting "Eggcited" to get your POP-BY? I often get asked why I do these and the answer is simple...I have a shopping problem! JUST KIDDING! Because I LOVE staying in touch with my clients/extended family. You may have started as a client but each of you have had an impact on my life and I am delighted to call you my friends and adopted family even.

This month I'm re-starting my monthly "How to buy a home class" on March 6. The goal of this class is to learn about the basics of the home buying process. The class is about an hour long unless we get to talking too much and that never happens. You are welcome and even encouraged to bring friends and family if you have already bought a home. I hope to see some of you come with your friends so I can take care of them and catch up with you too. Locations will change up each month to be all over the Willamette Valley. February 2024 News from Cambern Homes

February 2024

January DEFINITELY went faster than I expected! I remember saying Happy New Year and now I am about to say Happy Valentine’s Day. Anyone else feeling this? Maybe it is all the coffee and lotus energy I have been drinking at my coffee shop. Who needs to blink anyway?

I am excited to share that I will be bringing back my monthly "How to buy a home class" starting March 6. The goal of this class is to learn about the basics of the home buying process. I want to take a moment (before 2024 is over lol) and talk about home ownership! Many of you have become a homeowner in the past few years and that deserves a kudos. Congratulations again for making a great decision to buy a home and to have done it with me as your Realtor.  But what do you do AFTER you become a homeowner?
